I found the land myself and only hired Leaf for the document check. Their report came back with a cooperative lien registered against the parcel that the seller had never mentioned. Twelve thousand rupees for that verification saved me forty-two lakh.
Rooted in Nepali real estate since 2016
We are a Kathmandu-based ghar jagga marketplace built around one unglamorous idea: check the paperwork before anyone pays anything.
It started with a boundary that was forty-two inches out
In 2015, working at separate brokerages on opposite sides of the valley, Sushmita Karki and Bikash Shrestha each watched the same thing happen to a client. A plot bought in good faith. A Lalpurja that looked clean. And a boundary that, once the Napi office measured it properly, turned out to sit well inside the neighbour's wall.
Neither buyer had done anything wrong. Nobody had lied to them outright. The check that would have caught it — a survey map compared against a boundary walk — simply was not part of how property was sold here.
They founded Leaf Property Hub in 2016 with two desks in Chabahil and a rule that has not changed since: nothing gets listed until the documents have been verified at the Malpot register, and buyers are told what we found even when it costs us the sale.
Ten years on there are four offices, agents in more than fifty districts, and over 1,200 completed transactions. The rule is still the rule.
Make buying land in Nepal a decision, not a gamble
Most people here buy property once or twice in a lifetime, against a counterparty who does it constantly. We exist to close that gap — with verification, with evidenced pricing, and with an agent who is actually on your side of the table.
We would rather lose a commission than let a client sign something we would not sign ourselves.
A market where the awkward question is the normal question
We want "can I see the Napi Naksa?" and "is the access road recorded?" to be as routine in Nepal as asking the price. When every buyer asks, every seller prepares, and the whole market gets less risky.
Every guide we publish and every verification we run is aimed at that — including for people who never buy anything through us.
Ten years, four offices
Two desks in Chabahil
Sushmita Karki and Bikash Shrestha register Leaf Property Hub after seven years each in valley brokerage, with a single rule: verify the documents before listing, every time.
The verification service
Enough buyers ask us to check properties we are not selling that document verification becomes a standalone, fixed-fee service. It remains the work we are proudest of.
Lalitpur and rental management
A second office opens in Jhamsikhel, and the rental management book begins with owners in the Gulf and Australia who cannot manage a tenancy by phone.
Out of the valley
Pokhara and Bharatpur offices open, bringing Terai inventory in Bigha–Katha–Dhur onto the books alongside valley Ropani and Aana.
Everything published, verified
We stop publishing any listing whose Lalpurja has not been checked at the Malpot register — even where it costs us the instruction.
Where we are now
Four offices, fifty-plus districts, more than 1,200 completed transactions, and the same rule we started with.
Six things we will not trade away
Written down because values that are only understood are values that get negotiated.
Tell people what we found
If the Napi Naksa and the boundary disagree, we say so — to the buyer, even when we are also acting for the seller. A commission is not worth a family losing their savings.
Price it honestly, not hopefully
A valuation designed to win a listing is a valuation that leaves the property unsold for a year. We show the comparables so you can check the number yourself.
Nothing verbal that matters
Commission, cost sheet, token deadline, what is included in the sale — all in writing before anyone signs anything.
One agent, whole file
You get a named person who knows your case, not whoever picks up the phone. They stay with you through Malpot day and after it.
Know where our expertise stops
We are property professionals, not advocates. On contested titles and inheritance disputes we say so and refer you to a lawyer.
Local knowledge, not generic advice
Water in Chaitra, road flooding in Shrawan, which tole has a boundary history. That is why our agents are from the districts they cover.
How to reach us
Our office is on Kailashchaur Marg in Kathmandu, and we work across the country from there. Call, WhatsApp or send an enquiry and an agent picks it up — usually the same day.
