Every listing published here has had its Lalpurja checked against the Malpot register, its Napi Naksa compared with the boundary on site, and its land revenue status confirmed for the current fiscal year. That is what our "Verified" badge means.
It does not mean the following, and you should not read it that way:
- It is not a guarantee of value, condition, or future price.
- It is not a structural or engineering survey.
- It does not replace your own inspection, your own advocate's advice, or your bank's valuation.
Prices, availability and details change. A listing is an invitation to enquire, not a contractual offer.
Illustrations
Property images on this website are illustrative graphics generated for the site, not photographs of the specific property, unless a listing states otherwise. Ask your agent for current photographs and a site visit before making any decision.
Not legal or financial advice
Our guides, FAQ, calculators and verification reports are general information and due-diligence work drawn from our practice. They are not legal advice, not financial advice, and not a substitute for either. Fees, tax rates and procedures change with the annual Finance Act and with local government rules. Calculators
The EMI calculator and land unit converter run entirely in your browser and produce indicative figures for planning. Actual loan terms are set by your bank, and actual land area is set by the registered documents and the Napi survey.
Listing a property with us
By submitting a property you confirm you are the owner or are authorised to act for the owner. We verify documents before publishing and may decline to list a property where the title is unclear, contested, or where we are unable to complete verification.
Fees
Listing is free. Commission on a sale or letting is agreed in writing before a property goes live and is payable only on completion. Verification, valuation and consultation services are quoted as a fixed fee before work begins. We accept no commission, referral fee or bonus from any lender.
Intellectual property
The content, design, illustrations and written guides on this website belong to Leaf Property Hub Pvt. Ltd. You are welcome to link to them and to quote briefly with attribution. Please do not republish them wholesale.
Liability
We take reasonable care to keep this website accurate and available, but we do not warrant that it is error-free or uninterrupted. To the extent permitted by Nepali law, we are not liable for loss arising from reliance on website content alone, as distinct from a written engagement with us.
Governing law
These terms are governed by the laws of Nepal, and the courts of Kathmandu have jurisdiction over any dispute.
